Why Get A Survey When Buying A House?

At Skyline Property Surveys, we know that buying a home is one of the biggest investments you’ll ever make. Recently, our client Eileen asked us to carry out not one, but two surveys on different properties – and the results highlight exactly why you should get a survey when buying a house.


Survey 1: HomeBuyer Report – Spotting the Big Risks

The first property Eileen considered was a 1950s semi-detached home in Filey. At first glance, it looked like a good option, but our Home Buyer Survey uncovered some serious issues:


  • Roof defects – The roof covering and underfelt had reached the end of their life. Replacing them would cost over £8,500.

  • Damp problems – Damp was recorded in the dining area, linked to high ground levels and a leaking soil pipe.

  • Safety concerns – The boiler was located in the loft with poor access, and the electrical systems hadn’t been recently tested.


Because of the survey, Eileen had the full picture before making a commitment. She could make an informed decision about whether to proceed, renegotiate, or walk away – avoiding unexpected costs later on.


Survey 2: Level 1 Home Condition Report – Newer Doesn’t Mean Perfect

Eileen later asked us to inspect a 20-year-old semi-detached house. Many buyers assume a relatively modern home will be problem-free, but our Level 1 Condition Survey showed otherwise:


  • Damp on the stairs ceiling and walls – Traced back to the shower tiling that wasn’t fully water-tight.

  • External joinery issues – The rear door frame was starting to rot, and the locking mechanism needed replacement.

  • Routine safety checks needed – As with many homes, up-to-date certification for electrics and heating was missing.


Even though the property was newer, these findings proved that no house is defect-free.
