Why This Law Exists

In 2020, two-year-old Awaab Ishak tragically died from prolonged exposure to black mould in social housing. His death led to Awaab’s Law, now part of the Social Housing Regulation Act (2023) - ensuring landlords act quickly when damp or mould is reported.

Your Legal Responsibilities

Under Section 3 of Awaab’s Law, landlords must:

  • Appoint a qualified surveyor within 10 days of a complaint.

  • Provide an initial written report within the same timeframe.

  • Complete remedial works without unreasonable delay.

What Happens During a Damp, Condensation & Mould Survey?

​Our Damp, Condensation & Mould Survey takes around 3-4 hours and covers every part of your property, inside and out.

We use professional tools and inspection methods to identify the source of damp and the extent of any damage.

Your survey will include:
