What Really Happens During a New Build Inspection Survey

A Look Inside Primrose Way, Ellington


When people think of buying a brand-new home, they picture that fresh-paint smell, untouched rooms, and the excitement of being the very first to live there. What they don’t always picture are the small issues that often hide in plain sight.


That became clear during a recent inspection we carried out at Primrose Way in Ellington; a visit that came about thanks to a brilliant recommendation from one very satisfied neighbour.


How the Inspection Survey Came About


Kyle had recently moved into his new 4-bedroom detached home, built by Ascent Homes. After hearing his neighbour talk about how useful a professional snagging survey had been for identifying early issues, he decided it was worth getting a second pair of trained eyes on his property too.

And honestly? That neighbour did him a huge favour.

What We Discovered Inside and Out


During our time at the property, we worked through the home room by room — and as with most new developments, a few things came to light.

Some of the issues we documented included:


Exterior observations:

  • Eroded mortar caused by an acid wash

  • Flashing missing near the solar panels

  • Untidy blockwork around the garage


Internal finishes

  • Rough or uneven paintwork

  • Screw pops and surface marks

  • Drips and blemishes around sockets and light switches

  • Fixtures in bathrooms and bedrooms that needed correcting


Services & fittings

  • Loose taps

  • Radiators missing valves

  • Scratched glazing that required repair or replacement


Individually, none of these findings were shocking. In fact, they’re pretty typical for newly completed homes. But grouped together? They can affect everything from appearance and comfort to long-term durability. By documenting every detail clearly in the report, Kyle had everything he needed to approach the developer with confidence and get the necessary corrections underway.
