Buying an older property can be a dream - thick stone walls, beams, character galore - but behind the charm, there are often hidden defects.


Recently, we surveyed Vivers Mill Cottage, a Grade II-listed home in Pickering, North Yorkshire. As trusted Scarborough surveyors, we’ve seen first-hand how professional inspections can uncover issues buyers might miss. Here's what we found and what we can learn from inspecting a property like this one.

What the Survey Revealed


1. Roof Repairs and Chimney Safety

Several slipped and cracked tiles were noted, along with a severely cracked chimney pot on the main stack. This presents a potential health and safety risk due to the possibility of falling debris and should be addressed promptly. Internally, the roof was found to require attention as some of the rafters had high moisture readings.

2. Evidence of Damp

We recorded unusually high moisture readings in several internal areas, including the cloakroom, WC, and living room chimney breast. Causes may range from trapped moisture behind modern plaster to the presence of hygroscopic salts or poor ventilation. Further specialist damp investigations are recommended.

3. Guttering and Drainage

Blocked gutters and downpipes discharging directly onto the ground are contributing to localised dampness. We advised installing proper drainage solutions and scheduling regular maintenance.

4. Health & Safety Checks

The survey also flagged the need for electrical and heating systems to be professionally inspected, especially in the absence of recent certification.


What Buyers of Period Homes Should Know


  • Understand building materials. Traditional lime plaster and stone behave differently from modern materials.

  • Check for consent requirements. Any change to a listed building, even window replacement, may need permission.

  • Maintenance plan. Roofs, pointing, and drainage all need regular attention to keep moisture out.
